Option A - Hands-On

Some owners choose to self manage their home for the reasons of wanting to remain involved with their property. Circumstances may also arise where homeowners may need to move out of state due to job opportunities, or forced to rent out their home in avoidance of having to sell their home, or financially, they cannot afford to pay a property management company for on-going monthly services. If you, as an owner, fit into this category, this is where you’ll want to consider A&E Property Management to assist with following services:


  • Advertisement of the rental unit
  • Tenant screenings(entails a credit and criminal background check)
  • Showing the unit
  • Requesting payment of deposit upon screening approval
  • Providing the proper rental forms, as well as being available to act as a liaison between the owner and the tenant during the signing of move-in documents (review and explain documents)
  • Consultation on any questions or matters that may arise regarding the management of your property


Under this option, you will find that you, as an owner, will have the following results: 1) You will be well prepared to move forward with your investment rental property, 2) A professional and legal Landlord/Tenant relationship is established, and 3) You are better educated on how to manage your property.

Option B - Hands-Off

Some owners are just not interested in being a part of the day to day oversight of their investment property for reasons of wanting to keep clear distance from engaging with their tenants, perhaps you don’t have the time for this part of the responsibility of being an investment property owner, you may have other life obligations, or you’re not interested in obtaining the education and required knowledge of Landlord/Tenant laws. Perhaps it’s all of the above. If you, as an owner, fit into this category, then you’ll definitely benefit from A&E Property Management providing you with the following services:


  • Advertisement of property
  • Fill vacancies, process applications, screenings
  • Fulfill lease contracts
  • Oversee tenant inquiries 
  • Accounting (collection of deposits/rents, provide monthly financial-P/L statements and property assessment)

  • Coordinate property maintenance and repairs
  • Oversee necessary tenant notices and eviction process
